The Community
JB Blood BuildingThis site is located just 10 miles outside of Boston with easy access to the Cambridge-MIT and North Shore Cleantech clusters. An MBTA commuter rail station is within two blocks walking distance of the facility. And, its location in the heart of the central business district means that amenities such as dining, shopping and banking services are just steps away.

Building Specifics
The CIVC Lynn facility consists of 7,000 sq. ft. of office and laboratory/workshop space that can be flexibly subdivided for 10-20 small (3-4 person) clean technology start-up companies

Interior SpaceThe site’s physical environment facilitates clean technology development. It is equipped with ample power capacity and offers ready access to the electric grid. Roof access accommodates solar photo-voltaic (PV) system development. High capacity telecommunications access facilitates collaboration with remote individuals and groups.

CIVC offers flexible build-out and partitioning options to accommodate a variety of portfolio company requirements, while ensuring privacy and security.

Common areas include kitchen, break space, as well as multiple conference rooms with a range of capacities. Secured access is provided by keypad entry, with entry and exit logged. There is ample lot and on street parking.

Economics
Located in a designated Economic Target Area, a number of tax incentives are available to CIVC portfolio companies. CIVC also creates access to an array of financial programs and opens the doors of its network of CleanTech industry affiliations to its clients. Our overall goal is to facilitate successful exits of our portfolio companies.

Head toward Logan Airport. Get onto MA-1A N/WILLIAM F MCCLELLAN HWY/EAST BOSTON EXPY. Continue to follow MA-1A N for 7 miles (you will pass through 1 rotary). Turn Left onto Commercial Street (0.3 miles). Turn right onto Neptune Blvd. (0.3 miles) Turn slight right onto Wheeler St. (0.2 mi). 20 Wheeler Street is on the right.

From the West:

Take the I90 Mass Pike east towards Boston. Turn slight right onto MA-1A N/WILLIAM F MCCLELLAN HWY/EAST BOSTON EXPY. Continue to follow MA-1A N for 7 miles (you will pass through 1 rotary). Turn Left onto Commercial Street (0.3 miles). Turn right onto Neptune Blvd. (0.3 miles) Turn slight right onto Wheeler St. (0.2 mi). 20 Wheeler Street is on the right.

From the North:

From I93 South go to I95/Rte. 128 North or From Rte. 1 South go to I95 South then take Rte. 128 North Exit 45 towards Gloucester. Take the Centennial Dr. exit, Exit 28, toward Summit St. (0.3 mi). Turn slight right onto Centennial Drive (0.2 mi). Turn right onto Summit St. (0.5 mi). Summit Street becomes County St. (0.4 mi). Turn right onto Lynn St. (1.2 mi). Lynn St. becomes Broadway (0.8 mi). Turn Sharp left onto Broadway/MA-129 E. (0.4 mi). Turn right onto Boston St. (0.8 mi). Turn left onto Franklin St. (0.6 mi). Turn slight left onto City Hall Square (0.0 mi). Turn right onto Market St. (0.1 mi). Turn right onto Tremont St. (0.2 mi).
